Who Real Estate Professional?
There are two qualifications in addition to the material participation of the individual must meet:
1. More than 50% of services during the tax year must be performed in real real estate you are essentially part
2. You spend more than 750 hours of service of real estate business you have a substantial interest
Example number 1: John works 1000 hours per year, 500 at its paper mill operation, and 500 control several of his rental properties. John is not real estate professional, because it does not work over 750 hours of actual trading of real estate or business.
Example number 2: John works 2000 hours a year at its paper mill job and 800 hours of his rental properties. John is not real estate professional because I do not spend more than 50% of their time in the real estate trade or business.
Example number 3: John works 1000 hours per year at its paper mill operation and 1250 hours managing his rental properties. John real estate professional, because he spent more than 50% of their time and more than 750 hours in a real estate trade or business.
